What Credit Score Do You Need for a DSCR Loan?

Published October 2026 · By the SLA Capital team

The one-number answer is 660 — that's the floor at SLA Capital and at most DSCR lenders. But the floor is the least interesting number on the matrix. DSCR loans qualify on the property's rent, so your credit score's real job isn't getting you approved — it's setting your rate. Here's how the tiers actually work, which of your three scores counts, and what's worth doing before you apply.

Approval is the property's job. Pricing is yours.

A DSCR loan doesn't look at your W-2s or your debt-to-income ratio — the property's market rent against its payment does the qualifying (the full requirements box). What your credit score controls is the tier your deal prices in. Rate sheets step by score band — roughly 660–679, 680–699, 700–719, 720–739, 740–759, 760–779, and 780+ — and each step down adds to your rate. Our published 30-year fixed from 7.00% is the highest-tier price; a 680 borrower on the same property pays measurably more every month for 30 years.

That reframes the planning question. "Do I qualify?" is usually yes at 660+. "What does my score cost me?" is the question worth asking — and the rate sheet answers it line by line, because we show the credit adjustment as its own line item on every quote.

Which score counts: the middle one

Lenders pull all three bureaus and use your middle score — not the best, not the average. Scores of 745 / 722 / 698 price as 722. Two practical consequences:

Sitting just below a tier line? Fix it first.

The highest-ROI credit work is boring: if your middle score is a 697 or a 718, you're a few points from a cheaper 30-year loan. Before applying: pay revolving balances below ~30% utilization (the fastest mover), don't open new accounts in the 60 days before the pull, and dispute actual errors — all standard, all worth doing when a tier line is within reach. What's not worth doing is waiting six months to gain 15 points that don't cross a line; rate sheets move too, and a good deal today beats a slightly cheaper theoretical one.

Below 660, or a thin file?

Below the floor, the honest options are a credit-repair season before buying, a stronger co-guarantor whose middle score carries the deal, or — when the deal itself can't wait — a shorter-term bridge loan, where credit matters less than the asset, used as a runway to refinance into a DSCR loan after your score recovers (that exit, step by step).

The good news about the pull itself

One pull prices the whole deal — and because DSCR loans close in an LLC, the loan generally doesn't land on your personal credit report as a tradeline afterward. You still guarantee it personally and it lives on your schedule of real estate, but your personal utilization doesn't carry a $250K mortgage, which is part of why DSCR scales past the conventional 10-property wall.
