What is a DSCR loan?

A DSCR loan — short for Debt Service Coverage Ratio — is an investor mortgage that qualifies off the property's rental income rather than the borrower's personal income or debt-to-income ratio. If the property's rent covers the total housing payment (principal, interest, taxes, insurance, and HOA), the loan qualifies.
